The council approval process can be complex and frustrating for homeowners. Each state and council has its own criteria, documents and processes. We’ll do the leg work for you.

  • We prepare the plans for your Development Application (DA)

Soil tests, CAD plans, engineering plans, plumbing plans. All done by our professional builders and architects, which helps instill confidence in the council.

  • We engage a building certifier

They certify the plans to make sure they are in accordance with Australia’s building code. They also sign off that your construction has been carried out as your plans indicated.

  • We prepare and submit your DA to Council

We’ll keep constant communication with your council from pre-lodgement to Council decision.

Soil Tests

We will engage a local soil testing company to come to your site and conduct soil tests. This step is very important, as it will determinate the depth and number of foundations needed to support your house.

Architectural Site Plans

Working with a local architect, we will place your house design on your land, ready to submit to the certifier and the engineer.

Engineering Plans

We will provide the engineering firm with your soil test results and your architectural plans. We will then liaise with them as they develop final drawings. At this point, we engage the certifier and provide all relevant documentation for them to provide us with the building permit.

Certifier Engaged

We will work closely with the certifier, who will collate all relevant documents. In some cases/councils (for example, Sunshine Coast Council), the certifier will be engaged for the plumbing approval.

Plumbing Plans & Approval

We will work with Gold Coast Council (for all local on-site builds and any Mods built in our yard) as we engage their Form 1 plumbing approval process. Once paid for and completed, council will inspect the plumbing/gas work, and provide a form 7 plumbing approval.

Building Permit Received: Construction Commences

Once we have secured a building permit, construction of your Mod will commence. This may involve immediate installation of footings, and/or the steel frame being ordered to be built in the factory, then delivered to our team for assembly (either in our yard or on your land).

Footings Inspection

If Mod Hauz has been engaged to create the foundations/footings for your Mod, the engineer will inspect the footings prior to the concrete being poured.

Final Inspection

The certifier will conduct a final inspection once construction has been completed. They will then issue a Form 11 occupancy certificate. You can then move in!

How long does it typically take to get Council Approval?

Approval can take anytime from weeks to months. We work hard to provide accurate information to Council and smooth out all the kinks to speed up the process.
